How we run your Marina 101 home

Handover inspection
We meet you at handover, snag the unit against the specification, photograph its condition and give you a written list of what stands between it and a first booking. If the fit-out is already to hotel-apartment standard, that list is usually short.
Licensing and registration
A holiday home in Dubai must be permitted by the Department of Economy and Tourism, and every guest must be registered. We hold the operator permit, register the unit under it, file guest data as required and handle the tourism dirham — so the unit is let legally from the first night.
Furnishing and photography
Where a unit needs furnishing, we specify it for short lets rather than for a showroom: durable finishes, enough beds to reach the occupancy the layout allows, and a working kitchen. Then professional photography, because on every channel the first image decides the click.
Listing and pricing
We publish the unit across the booking channels and price it dynamically — by season, by day of week and against what comparable Marina stock is actually achieving, not against an asking price. Dubai Marina's short-stay demand is double-peaked, and pricing that ignores that leaves money on the table.
Guests, housekeeping, maintenance
Guest vetting, check-in and check-out, 24-hour contact during the stay, hotel-grade housekeeping and linen between every booking, and a maintenance response when something fails at 11pm. This is the part that decides your review score, and your review score decides your rate.
Reporting and payout

What is around Marina 101
The tower sits at the Al Sufouh end of Dubai Marina, which is the part guests actually want: the Walk and the beach on one side, the Marina promenade on the other, and the tram at the door. Everything below is what makes a Marina 101 short let rent.
The Walk at JBR
Two kilometres of open-air restaurants, cafés and shopfronts running behind the JBR beach. It is the single strongest reason a family books Dubai Marina over Downtown, and it is a walk from the tower rather than a drive.
Marina promenade
The 7 km waterfront loop past the yachts, with restaurants along most of its length. Fully pedestrian, lit at night and busy year-round — the amenity that keeps Marina occupancy high even in the summer months.
Ain Dubai on Bluewaters
The observation wheel off Bluewaters Island, 250 m above the water and lit as a light show after dark. Visible from the upper floors of the tower, which is a booking argument in itself.
Bluewaters Island
A low-rise dining and entertainment boardwalk connected to JBR by a footbridge — kid-friendly restaurants, an arcade and evening fountain displays. The easy answer when a family asks what to do without leaving the neighbourhood.
Dubai Marina Mall
A waterfront mall with a supermarket, a cinema and rooftop dining over the marina. For a guest on a monthly stay this is the difference between a holiday let and somewhere they can actually live.
Yacht charter from the Marina
Private and shared charters leave from the marina piers for sunset runs, Palm Jumeirah loops and full-day trips. One of the highest-converting add-ons we arrange for guests, and one of the reasons they come back.
Burj Al Arab and the Jumeirah coast
Up the coast road towards Umm Suqeim, and one of the landmarks visible from the tower's upper floors — the brochure named it and the golf course as the two things you see from a high-rise residence here.

The championship course immediately inland of the Marina, and the green in the view from the higher floors. It brings a reliable seasonal guest — golf visitors who book longer stays and mid-week nights.
JBR beach
Public sand with lifeguards, showers and watersports along the JBR strip. Beach access within walking distance is the first filter most Dubai Marina guests apply, and it is the one that decides the booking.

Short-term letting earns more per night in Dubai Marina — but only when someone is running it properly, because the gap between a well-run holiday home and a badly run one in the same building is most of the return. We are a Dubai Marina team, not a call centre with a Marina postcode. Being physically close to the tower matters more than it sounds: it is what makes a same-day check-in possible when a flight lands late, what gets a technician into a unit before a guest gives up and complains, and what lets us walk an apartment before an owner asks how it is doing. That proximity is the whole reason this site exists for one building rather than for the city.
Marina 101 hands over roughly 506 homes in one tower — 252 one-bedroom, 204 two-bedroom, 42 three-bedroom and 8 penthouse-class units, per the Hamptons Dubai Residential Market Review for November 2025. That is a lot of owners arriving at the same decision at the same time, in a building where the one-bedroom units have always been the most traded stock. Getting a unit licensed, furnished, photographed and priced before the rest of the floor does is worth more than any single line in a management agreement.

Why Dubai Marina, and why this tower
Dubai Marina is one of the deepest rental markets in the city rather than a speculative one. In November 2025 it recorded 677 new apartment leases — fourth of any community in Dubai — and 206 secondary sales, again fourth, in a month where the ready market was described as constrained by limited quality stock and fast turnover. That is the profile you want behind a short-let: constant tenant demand underneath, and scarce ready supply on top.
Marina 101 adds height to that. It is the tallest tower in the Marina at 425 m over 101 floors, its residences start at the 80th floor, and 42 of its floors are hotel apartments finished to five-star hotel specification. Three recreation and fitness centres run across six floors with pools, gyms, spas and saunas; a specialty lounge, bar and restaurant sit on level 101, reached by two panoramic lifts. For a guest choosing between Marina buildings, that is a straightforward decision. For an owner, it is a genuine premium to price against — which only materialises if the unit is operated to match it.
Marina 101's price history — what the record shows
The tower's history is unusual and worth stating plainly rather than glossing. Launched in 2007 and originally scheduled for 2014, its construction ran stop-start for around 17 years. Sales peaked in 2015 at 216 units, 142 of them one-bedroom; there were no sales recorded in 2020 or 2021, and activity resumed from 2022.
When it did resume, pricing re-rated sharply. Against a previous high of AED 1,504.5 per sq ft in Q1 2014, the average sale price reached AED 2,815.13 per sq ft in Q2 2024 — a jump of 234.93% between Q1 and Q2 of that year — with one-bedroom transactions averaging AED 3,172.54 per sq ft. The nearest comparable is the tower formerly called Pentominium, stalled in late 2011 and relaunched by its new owner in 2023; when its sales resumed in 2024 they averaged AED 3,690.91 per sq ft, 187.48% above 2012. These figures are from the Global Capital Partners and Reidin report 'Start Me Up', dated June 2024, and they are a 2024 snapshot rather than today's market — read them as the direction of travel, not as a valuation of your unit.
Renting in Marina 101 as a guest — daily, monthly or yearly
Once the tower is live we will let units in it by the night, by the month and by the year. Nightly and weekly stays suit the hotel apartments, which are already finished to hotel specification and come with housekeeping. Monthly stays suit anyone relocating, working remotely from Dubai or waiting on a permanent home — a furnished apartment with utilities, Wi-Fi and housekeeping handled works out well below a hotel and gives you a kitchen and a living room. Yearly tenancies are available on a standard Ejari contract for tenants who want an unfurnished or furnished long let.

Where Marina 101 is
Marina 101 stands at the Al Sufouh Road end of Dubai Marina, on the side of the district closest to JBR, the beach and Dubai Media City. The Marina tram runs at the foot of the towers and connects to the Dubai Metro Red Line at DMCC and Sobha Realty stations; the Walk, the beach and the Marina promenade are all on foot. Dubai International (DXB) is about 30 km up Sheikh Zayed Road, and Al Maktoum (DWC) about 38 km in the other direction.

Yes, provided the unit is permitted as a holiday home by Dubai's Department of Economy and Tourism and guests are registered as required. Letting short-term without that permit is not legal. We hold the operator permit and register your unit under it, which is normally the fastest route for an individual owner — you do not need to apply separately or manage the filings yourself.
Is short-term letting better than a yearly tenancy in Dubai Marina?
Usually it earns more per night, but not always more per year, and it is not the right answer for everyone. It depends on your unit type, how the building performs once it is occupied, and whether you want to be able to use the apartment yourself. A yearly Ejari tenancy is one tenant, one cheque and no operational involvement. We will give you our honest read on which suits your specific unit — including when it is the long let — before you commit to anything.
What does a monthly owner report include?
Occupancy for the month, average nightly rate achieved, gross revenue, net to you, and every cost itemised — housekeeping, linen, consumables, maintenance, channel commission and the tourism dirham. Nothing is bundled into an unexplained management line. You should be able to see what the unit earned and what it cost to earn it without asking us.

What are the penthouses in Marina 101 like?
There are two types. Four duplex penthouses sit on floors 97 and 98 at 7,306 sq ft over two levels. Two sky duplexes occupy floors 99 and 100 at 14,612 sq ft each — the largest homes in the tower, directly beneath the level-101 lounge. Both types face the sea on one side and Sheikh Zayed Road on the other, and both are served by the panoramic lifts.
What can you see from the apartments?
From the residential floors — which start at the 80th — the outlook takes in Palm Jumeirah, Burj Al Arab, the Emirates golf course and the length of Dubai Marina, with the Gulf to the west and the Sheikh Zayed Road skyline to the east. The height is the point of the building: the residences sit around 300 to 400 m above the Marina.
How is Marina 101 finished inside?
To the tower's published specification: Spanish marble to the foyers, cherry parquet to the bedroom floors, full-height wardrobes in veneer and lacquer, luxury-appliance kitchens, German sanitaryware and mixers, Japanese air-conditioning, double-glazed windows and fire-rated entrance doors. How far is Marina 101 from the beach and the Metro?
The Marina promenade is about two minutes on foot and the tram roughly three. The Walk at JBR and the public beach are around ten minutes' walk, as is DMCC Metro station on the Red Line. Dubai Marina Mall is about eight minutes and Bluewaters Island with Ain Dubai about twelve.
